Are Mobile Homes a Good Investment?

Mobile homes cost much less than stick-built homes. On average a mobile home is 30% less than a traditional home. Despite the low cost there are persistent prejudices against them, and sometimes the people living in them. Mobile homes are the cheap housing choice of millions of Americans making less than $50,000 per year. But on the upside many baby boomers are downsizing and selling their 4,000 sqf homes and moving into smaller mobile homes across the country.

Yes, it is true that there are low end products still out there that look basic with not much curb appeal. Poorly built mobile homes are not a good investment in my opinion. They usually require more maintenance and in the long run offer little in the way of home appreciation. But on the other hand quality built mobile homes that have residential appeal do appreciate in value over time and will be a good investment. With the proper landscaping, concrete driveway and two or three car garage attached or detached a quality built mobile home will fit into any neighborhood and look like it belongs.

Mobile homes that are placed in parks or communities do not appreciate in value. That’s why I don’t recommend buying a mobile home in a park. I realize that in some cases some folks just can’t afford a home on private property. But please be sure to “do the math” consider lot rent, payment, and the remaining value of the mobile when you put it up for sale, minus what you will still owe, when you are likely to move.

Mobile homes that are placed on private property double in value every twelve to fifteen years. That’s because even as the home may deteriorate a little over time, the value of the land continues to rise. A quality built mobile home will obviously appreciate at a higher rate compared to a poorly built one.

Which is it Mobile Home or Manufactured Home?

The politically correct word today is, “Manufactured Home”. While people still like to refer to these structures as mobile homes they are no longer a flimsy box consisting of cheap building materials with a lack luster exterior design. Today manufactured homes offer many of the same features found in quality built stick built homes. All it takes is visiting your local manufactured home dealer to see how the industry has advanced in recent years.
